How this calculator works
It totals the materials and labor for every line item, adds permits and fees, then adds a contingency on top. The low end of the range assumes nothing goes wrong; the high end assumes you use the whole contingency.

How to fill it in
- Use one line per repair. If you have a written quote, put the quoted labor and materials in. If not, use a calculator like the painting cost calculator or flooring cost calculator for a first number.
- A contingency is money you plan to spend on what you can't see yet, like rot behind a wall or an old pipe that has to be replaced. Many homeowners set aside somewhere around 10–20%; older homes and bigger projects usually deserve the higher end.
- Permits depend on your city or county and the type of work. Your local building department can tell you whether the job needs one and what it costs.
Tip: Print the result and keep it with your quotes. It makes it obvious when a bid leaves something out.
